Albayrak Beton, a trusted brand in the construction industry, is simultaneously managing the construction of four projects. With a total investment of 1.5 billion TL this year, Albayrak Beton is bringing its projects to life while also preparing for an initial public offering (IPO). In this regard, Albayrak Beton has completed its application to the Capital Markets Board (CMB) and is a supplier of concrete for many significant brands and metro projects on the Asian side of Istanbul.
Albayrak Beton continues to develop its experience and knowledge gained over 40 years in the field of real estate production. As one of the leading brands in the construction and ready-mixed concrete sectors, Albayrak Beton continues its operations to produce high-quality housing. Since stepping into real estate development in 2008, Albayrak Beton has made 411 people homeowners through six projects and continues to work under the slogan "Building the future with confidence" to produce quality residences. Being a concrete supplier for many important brands and metro projects on the Asian side of Istanbul, and preparing for its IPO, Albayrak Beton ranks 15th among 1,020 companies in Turkey according to the Revenue Administration (GİB) data.
Speaking about the company’s story and operations, Albayrak Beton Chairman Erdal Albayrak shared the following information: “The foundation of our activities in construction was laid in 1984 with the sale of construction materials. Over time, we expanded our business areas and started producing ready-mixed concrete in 2003. We then transferred this experience into the construction sector and began real estate production in 2008. In 2023, we decided to accelerate our efforts in this area. As part of this, we have started four new projects. After beginning with ‘Teraphill 15’ and ‘Moonpark Koru,’ we quickly launched ‘Teraphill Loft’ and ‘Villa Rise.’ We are bringing these projects to life with a total investment of 1.5 billion TL. While the construction and sales of the ‘Teraphill 15’ and ‘Moonpark Koru’ projects continue, we have also begun pre-sale efforts for our ‘Teraphill Loft’ and ‘Villa Rise’ projects.”
Building in Şile and Çekmeköy
Albayrak Beton’s ‘Teraphill 15’ project in Şile consists of a total of 56 apartments ranging from 50 square meters to 132 square meters in seven blocks, including garden and rooftop duplexes. With garden and terrace usage areas, horizontal architecture, block arrangement that adapts to the topography, landscaping, and the advantage of being close to the sea, this project offers the opportunity to experience all four seasons. The project is planned to be delivered in May 2025.
Located in Çekmeköy, Albayrak Beton’s second urban transformation project, ‘Moonpark Koru,’ is a project that will rise after the transformation of 15 shanty houses and will consist of two 17-story blocks upon completion. The project will feature 118 apartments in 1+1, 2+1, and 3+1 options. Every apartment will have at least one parking space, and all apartments will feature balconies. Located in the city center next to a forest area, the project is expected to be delivered in June 2026.
Architect of Featured Projects
‘Teraphill Loft,’ one of the finest examples of horizontal architecture, is being built in Çekmeköy. Planned as 80 apartments in four six-story blocks, the project offers 1+1, 2+1, and 3+1 apartment options, with apartment sizes ranging from 50 to 120 square meters. The project, offering loft and garden-use apartment options, is planned to be delivered in December 2026.
The ‘Villa Rise’ project, located in the Çavuş District of Şile, consists of 44 luxury villas. The project, built on a 15,289 square meter plot with a 18,182 square meter construction area, stands out with its proximity to the beach. Featuring modern-designed niche products, ‘Villa Rise’ includes 5+1 twin villas of 251 square meters and 7+1 independent villas of 343 square meters. The villas have features such as elevators, laundry rooms, saunas, sunken gardens, hobby rooms, pantries, fireplaces, and underground parking.
IPO Process Initiated
Meanwhile, after gaining 40 years of experience and expertise, Albayrak Beton decided to go public and, as of October, submitted its application to the Capital Markets Board (CMB). Along with the CMB application, Albayrak Beton also applied to Borsa Istanbul (BIST) to have its shares traded on the stock exchange after the IPO. Albayrak Beton plans to offer its shares to the public through capital increase and share sales. Erdal Albayrak shared details about the process: “We have an IPO process. Our preparations are ongoing, and we have completed our applications. Our primary goal in the IPO is to institutionalize our company, extend its life, and ensure sustainability. On the other hand, we want to bring the public into our company because the best partner is the public. We prefer to get financial support from the public. We will earn money and make investments in this way, and the public will benefit as well. Our IPO process will be managed by Tacirler Yatırım Menkul Değerler A.Ş.”
